8Y Real Estate LLC (“Company,” “we,” “us,” or “our”) operates the MeterMate platform (the “Service”). This Privacy Policy explains how we collect, use, disclose, and protect your information when you use the Service. By using the Service, you consent to the practices described in this policy.
This Privacy Policy is governed by the laws of the State of Wyoming and should be read in conjunction with our Terms of Service.
Information You Provide Directly:
Account Information: Name, email address, password, and organization/park name when you register.
Park and Site Data: Park names, addresses, site numbers, site types, and configuration details.
Tenant Information: Tenant names, email addresses, phone numbers, move-in dates, and site assignments that you enter into the Service.
Meter and Billing Data: Meter serial numbers, meter readings, utility rates, and generated invoices.
Communications: Feedback, bug reports, feature requests, and support inquiries you submit through the Service.
Information Collected Automatically:
Usage Data: Pages visited, features used, timestamps, and interactions within the Service.
Device Information: Browser type, operating system, and device identifiers.
Log Data: IP addresses, access times, and error logs for troubleshooting and security purposes.

We do not sell your personal information. We may share information in the following limited circumstances:
Service Providers: We use third-party services to operate the Service, including Supabase (database hosting), Vercel (application hosting), SendGrid (email delivery), and Stripe (payment processing). These providers access your data only as necessary to perform their services.
Tenant Communications: When you use the Service to email invoices, we transmit the invoice and relevant tenant information to our email delivery provider for delivery. This occurs only at your direction.
Legal Requirements: We may disclose your information if required by law, subpoena, court order, or government request, or if we believe in good faith that disclosure is necessary to protect our rights, your safety, or the safety of others.
Business Transfers: In the event of a merger, acquisition, or sale of all or a portion of our assets, your information may be transferred as part of the transaction. We will notify you of any such change.
Your data is stored on servers provided by Supabase (backed by Amazon Web Services) located in the United States. We implement industry-standard security measures, including: encrypted connections (HTTPS/TLS), row-level security for data isolation between organizations, hashed passwords, and access controls limiting employee access to production data.
While we strive to protect your information using commercially reasonable measures, no method of electronic transmission or storage is 100% secure. We cannot guarantee absolute security of your data.
In the event of a security breach that compromises your personal information, we will notify affected users in accordance with applicable state and federal breach notification laws. Notification will be sent to the email address associated with your Account within the timeframes required by applicable law.
To the maximum extent permitted by law, the Company’s liability for any data breach is limited as set forth in the Terms of Service.
We retain your Account information and User Data for as long as your Account is active or as needed to provide the Service. If you delete your Account, we will make commercially reasonable efforts to delete your data within 30 days, except where retention is required by law or for legitimate business purposes.
Depending on your jurisdiction, you may have the following rights regarding your personal data:
Access: Request a copy of the personal data we hold about you.
Correction: Request correction of inaccurate or incomplete data.
Deletion: Request deletion of your data, subject to legal retention requirements.
Export: Request a copy of your data in a portable, machine-readable format.

As a MeterMate user, you act as the data controller for any personal information about Tenants that you enter into the Service. You are solely responsible for: (a) ensuring that you have a lawful basis for collecting and processing Tenant data; (b) providing any required privacy notices to your Tenants; (c) obtaining any necessary consents; and (d) responding to data access, correction, or deletion requests from your Tenants.
The Company acts as a data processor on your behalf with respect to Tenant data. We process Tenant data only as necessary to provide the Service and in accordance with your instructions.
The Service is not intended for use by individuals under the age of 18. We do not knowingly collect personal information from children.
The Service uses essential cookies and session storage for authentication and functionality purposes only. We do not use third-party advertising cookies, cross-site tracking technologies, or retargeting pixels.
The Service is operated in the United States and intended for users located in the United States. If you access the Service from outside the United States, you understand and consent to the transfer of your data to the United States.
We may update this Privacy Policy from time to time. We will notify you of material changes by email and by posting the updated policy on the Service with a new Effective Date. Your continued use of the Service after notification constitutes acceptance of the revised policy.
